Getting started.

  • Finance.

    Take a few minutes to contact Gary and check your borrowing power. Gary will contact you within 24 hours.

  • House & Land.

    Please let us know your House & Land requirements by completing our enquiry form. We will respond within 24 hours with the next steps.

    Once we have a package secured to your liking, we can assist you to arrange an inspection or site visit.

    We’ll arrange a time also, to review the package and to discuss your individual changes and/or upgrades required to the Package.

  • Builder Broker.

    Please let us know your requirements and send us any builder quotes, proposals or tenders you may already have as we can include these in our comparative summary.

    We will respond to you within 24 hours to let you know when we expect the proposals to be ready.

    From there, we will arrange a time to discuss the packages and how they compare, your individual changes or upgrades required.

What happens next?

  • Finance.

    Once we receive your documentation, we will conduct our finance checks and (if successful) provide you with you Finance Endorsement Letter within 5 working days. This letter may be required by the property agent in order to secure the property (prior to purchase contract preparation and inspection).

    We will then arrange a time to walk through your finance options and lending products available. Once your lender has been selected, we will attend to the preparation of your finance application and provide same to you for signing.

    Once we have your signed and completed application we can proceed to lodgement and expect to have your pre-appoval decision within a week or two.

  • House & Land.

    Upon selecting your house and land package we will assist you to prepare and submit the expression of interest and builder acceptance so that land contract and building agreements can be prepared.

    An initial deposit will be required for the land and in most cases for the preparation of the building agreement and house drawings.

    This can take between one to two weeks to complete.

  • Builder Broker.

    Upon your builder selection we will assist to prepare the builder acceptance and order the building agreements.

    In some cases, an initial deposit will be required to prepare the agreement and contract drawings.

    This process can take around one to two weeks to complete.

Bringing it all together.

  • Finance.

    Ideally, once your finance application is pre-approved we’d like to present the property purchase contract and building agreement to the lender within 90 days for the formal finance assessment.

    Now, finalising purchase agreements or contracts (building requirements & colour selections if required) and selecting a solicitor to assist you with the property purchase (conveyancing) is required. The solicitor will take you through ID and documentation requirements as well as statutory purchase and associated costs.

    If you don’t have a solicitor, we can introduce you to some local providers that have assisted other Mortgage World buyers (to add to your shopping list).

  • House & Land.

    The land contract will be prepared and delivered to you directly from the property agent with copies being provided to you and/or your solicitor so you may seek advice (as required) prior to signing the contract.

    The building agreements can be prepared and delivered to you directly for perusal and signing however we suggest allowing us to walk you through the documentation directly before signing.

    Balance of deposit for the land is usually required once the last purchase condition is satisfied.

    Balance of 5% of the building agreement amount will be required by the builder after formal finance approval.

  • Builder Broker.

    The building agreements can be prepared and delivered to you directly for perusal and signing however we suggest allowing us to walk you through the documentation directly before signing.

    Balance of 5% of the building agreement amount will be required builder after formal finance approval.

Our work is almost done.

  • Finance.

    Once we present the property purchase contract and building agreement (if applicable) the lender, the lender valuations and formal finance assessment can take a week or two to complete.

    You are required to instruct your solicitor to satisfy the finance condition of your property purchase.

    Once the final property purchase condition is satisfied you will be required to pay the balance of deposit. Your solicitor and purchase agent can assist you to complete this requirement.

    Now the purchase is considered by many to be ‘unconditional’ and the lender and solicitor can now prepare for property settlement.

  • House & Land.

    Once the land has settled, you are now the owner.

    Under most building agreements, the builder will commence on site once: -

    • You have provided evidence of land ownership (settlement letter from solicitor),

    • You have paid balance of 5% deposit,

    • Builder has approved building application (Council Approved Plans), and

    • Lender has provided the builder with the ‘Authority to Commence Constriction’ Letter.

    The builder will now deal with you directly until practical completion of the home.

  • Builder Broker.

    Under most building agreements, the builder will commence on site once: -

    • You have provided evidence of land ownership (settlement letter from solicitor),

    • You have paid balance of 5% deposit,

    • Builder has approved building application (Council Approved Plans), and

    • Lender has provided the builder with the ‘Authority to Commence Constriction’ Letter.

    The builder will now deal with you directly until practical completion of the home.
