    Simple, the lenders and builders on our panel can distribute a home loan or house build at a cheaper cost and therefore can afford to pay us; at no additional cost to you.

    You may use one or all of our services, cost free.

  • ABOUT US: - Why do we need to use Mortgage World?

    There’s simply too much that can go wrong without expert assistance, guidance and support. For first home buyers in particular there are more incentives and grants available which also need to be carefully co-ordinated.

    Dealing with a lender and/or broker, land agent, solicitor and builder in bringing your housing project together on your own can be overwhelming, especially when you have deposits and your livelihood at stake.

    Why would you undertake a project without a project manager? You wouldn’t jump in to a rally car drivers seat alone without a navigator, and expect to finish the race.

  • BUILDING: - Is it safe to build right now?

    Yes it is. We can guide you through our builder diligence process and provide important builder information and statistics without cost.

    Once you engage your builder of choice, you will be protected via the Home Warranty Insurance scheme. There are some important requirements here that we will guide you through during the builder documentation and deposit process.

  • BUILDING: - Can I buy land now and build later?

    Yes you can however there may be certain risks associated which you should be aware of. We recommend completing full builder and house diligence before committing to the vacant land purchase, even if you plan to build at a later time.

  • BUILDING AGREEMENTS: - Do I need a Solicitor to peruse my Building Contract or Agreement?

    That will depend on the agreement itself. If presented with a commonly used contract such as the HIA or QBCC contract / agreement; then these are widely considered the fairest and easiest agreement to understand. Project builders will rarely change the standard clauses in these agreements are therefore, one could argue paying a solicitor for perusal to be futile.

    Legal advice should be considered however if presented with a private contract or agreement.

  • FIRST HOME BUYER: - How much money do I need to get started?

    Initially no money is required to conduct a consultation and provide some recommendations. Once you’re looking to secure house and land availably and cost then initial deposits will be required and is less than you may expect.

  • HOME LOAN TYPE: - Should I choose variable or a fixed rate loan?

    A great question; this can depend on your preferences, is flexibility or security more important or of equal importance? This question is best answered on an individual basis. Please talk to us about the options available.

  • HOUSE & LAND: - Are the House & Land Packages ready to move into?

    These are ‘to be built’ packages that have yet to start. The benefit is you get to choose the finishes, fixtures and fittings. You can move the walls or the windows and get exactly what you want; at a fixed cost.

  • OWNER BUILDER FINANCE: - What about owner/builder projects?

    Yes we can help there however deposit and equity requirements (among others) are more stringent.
